Moving into a new home can be expensive. Between moving costs, rent, utilities, and other expenses, paying a full security deposit can be a financial burden. At Atlanta Marietta Inc., we offer qualified applicants a more flexible option through Beagle's Security Deposit Alternative (SDA) Program.

Instead of paying a traditional security deposit upfront, eligible residents can pay a smaller, nonrefundable monthly premium, allowing them to keep more money available for moving expenses and other immediate needs.

How Does the Program Work?

1. Apply and Qualify
Complete our rental application and meet our tenant screening requirements. Eligible applicants will be offered the SDA option before signing their lease.

2. Choose Your Deposit Option
Qualified applicants may choose between paying a traditional security deposit or enrolling in Beagle's Security Deposit Alternative Program.

3. Pay a Monthly Premium
Instead of paying a full security deposit upfront, you pay a monthly SDA premium established by Beagle. Atlanta Marietta Inc. adds a separate $4 monthly administrative fee to the SDA premium.

4. Continue Payments Throughout Your Lease
The SDA premium and $4 administrative fee are required for the entire lease term. All payments are nonrefundable and are not credited toward rent or a future security deposit.

Important Program Terms

Before enrolling, please understand the following:

  • Nonrefundable Payments: All SDA premiums and administrative fees are nonrefundable.
  • Full Lease Commitment: Monthly payments are required throughout the entire lease term, even if no claims are filed.
  • Tenant Financial Responsibility: The SDA does not eliminate your responsibility for unpaid rent, damages beyond normal wear and tear, or other lawful charges under your lease.
  • Not Renters Insurance: The SDA does not cover your personal belongings or replace required renters insurance.
  • Program Approval: Participation is subject to tenant screening, eligibility requirements, and approval.
  • Program Limitations: All benefits, coverage limits, exclusions, and claims are governed by the applicable Beagle program agreement.

Important: While the SDA reduces your initial move-in expenses, the total nonrefundable payments over your lease term may exceed the amount of a traditional refundable security deposit.
